Are you looking to buy a new home? Although it’s a difficult time to sell, it’s a great time to buy with mortgage rates at an all-time low and lots of inventory from which to choose! Whether you’re a first time or seasoned homebuyer, here are six steps to a successful experience:
- Decide what kind of house you want. Create a prioritized list of the features you’d like to have in your home. Use it as a guide, but remember, depending on your funding, you may need to compromise.

- Figure out how much you can afford. Now that you know what you want, it’s time to see what you can afford. You can start by crunching the numbers yourself using our online calculator available at nasafcu.com/mortgagecenter.
- Start shopping for homes. When you’re ready for this step, it’s beneficial to get pre-approved first. You can do this online at mortgages.nasafcu.com. Many times, this can be used as leverage in the negotiation process. Begin searching online and target the homes that meet your criteria. Then, it’s time to contact a Real Estate Agent and visit the homes in person!
- Make an offer. Typically, this is the most difficult step because both parties have totally different goals. In most cases, it’s better to have a real estate professional negotiate the offer.

- Schedule inspection and arrange for insurance. Congratulations! Your offer has been accepted. Now, it’s time to set up inspections for insect, radon, building quality, title, etc. You will also need to arrange for homeowners insurance. - Sign on the dotted line. Before you arrive to settlement, make sure all the necessary paper work and deposits have been made. And once you close, it’s official—you own the house!

Time For Spring Cleaning?
As Spring approaches, you may be looking at boxes of bills, piles of papers and lots of receipts wondering how much of this stuff you really need? Each day, the typical family receives five to 10 items that include personal information. That easily translates into 50 items a week or 2,500 items a year. So, how can you decide what to keep and what to throw away? Here are some pointers on when you can toss:
- Credit card receipts—Hold onto receipts until your monthly statement arrives; if it’s correct, you can shred the receipts. Exceptions: Keep a receipt if you’re disputing a bill or to cover a warranty or return period.
- Paycheck stubs—At the end of the year, verify the information matches your annual W-2, then you can shred the stubs. If your employer lists vacation/sick leave carryover on your paycheck stub, you might want to keep the last one of the year.
- Account statements or check copies—At the end of each year, go through your account statements and only keep those related to taxes, business expenses, housing or mortgage payments.
- Home purchase or remodeling documentation—Keep purchase price information and the cost of permanent improvements to your property, such as remodeling, for six years. Also, if you buy or sell property, keep records of legal fees and your real estate agent’s commission for six years after you sell your house. Keeping these records, especially home improvement records, is a good idea and could potentially assist you in lowering capital gains tax should you decide to sell.
- Tax returns—Keep tax records for about seven years. The IRS has three years to audit your return, and you have three years to file an amended return to claim a refund if you made a mistake. If you made a mistake of underreporting your gross income by 25% or more on a return, the IRS has six years to challenge it. If you filed a fraudulent return or didn’t file one at all, the IRS can catch you on it at any time.
- Some things you keep forever—Updated household inventory, birth and death certificates, marriage license, divorce papers, military records, insurance claims, accident reports and claims, proof of ownership and major debt repayment and legal correspondence.
