Creditworthiness, loan-to-value, certain cash-out refinance transactions, property type, subordinate financing, loan size and certain extended lock periods are also factors that may affect the rate, so your rate may differ. An ARM is a variable rate loan and the rate is subject to change after consummation of the loan.

3/1 ARM
A 3/1 ARM is an Adjustable Rate Mortgage that has a fixed initial interest rate for the first three years and is subject to adjustments each year thereafter. The annual rate adjustment is based on the current index plus a margin. Your first adjustment can increase or decrease up to 2% and subsequent annual adjustments can increase or decrease up to 2%. However, your interest rate cannot change more than 6% over the term of the loan (up to 30 years). The interest rate will never be less than the margin.

5/1 ARM
A 5/1 ARM is an Adjustable Rate Mortgage that has a fixed initial interest rate for the first five years and is subject to adjustments each year thereafter. The annual rate adjustment is based on the current index plus a margin. Your first adjustment can increase or decrease up to 5% and subsequent annual adjustments can increase or decrease up to 2%. However, your interest rate cannot change more than 5% over the term of the loan (up to 30 years). The interest rate will never be less than the margin.
